TERMS AND CONTRACT

After choosing the plan and additional services

Contracts to choose from are as follows:

– 20% of booking price:

BNR concierge is a company specialized in short term rental management, our services include:

  • Listing and advertising your properties online
  • Check-in and Check-out guest relations
  • Professional photography
  • Managing guest inquiries and bookings 24 hours a day
  • Inventory and damage inspection with a full report
  • Daily price management
  • Cleaning services
  • Maintenance as needed
  • Restocking supplies: kitchen, bath and laundry. Restocking of paper towels, toilet paper, laundry pods, and tissues.
  • Bathroom Package: Each bathroom will receive a new toothbrush, shampoo, bar of soap or body wash, and conditioner.
  • Welcome gifts (for our luxury properties):  We will provide a special welcome gift for our luxury homes.  The gift will include items such as flowers, wine, cheese, and chocolates.
  • 24/7 contact availability during guest stays
  • A confirmed BNR Concierge staffer at each guest check in. The guest must confirm with our team the expected arrival time. We can wait up to thirty (30) minutes after the confirmed time. In case of an unexpected change of events, we will still be able to meet the guest at the check in location at a new confirmed time if our staff is available.

– 25% of booking price:

BNR concierge is a company specialized in short term rental management, our service includes:

  • TOT / Hotel Tax registration, permitting, filing and payment, monthly,
  • Complimentary initial pre-guest arrival household cleaning
  • Initial purchase of household supplies provided by BNR Concierge
  • One post-owner stay cleaning per month (Exclusivity on the 180 day contract).
  • One complimentary household maintenance property review (not including cost of material or labor for additional work),
  • Initial household supplies provided by BNR Concierge
  • Check-out: key return.
  • Professional photography.
  • Managing inquiries and bookings 24 hours.
  • Inventory and damage inspection and report.
  • Daily pricing updates.
  • Cleaning services.
  • Maintenance as needed.
  • Standby availability for urgent or unforeseen matters that require someone at the property. This is different from our 24/7 availability service; this is the situation in which the homeowner (or their primary manager) couldn’t get to the property themselves.
  • Restocking supplies: kitchen, bath and laundry restocking of paper towels, toilet paper, laundry pods, and tissues.
  • Bathroom Package: Each bathroom will receive a new toothbrush, shampoo, bar of soap or body wash, conditioner.
  • Welcoming gifts (for our luxury property):  We will provide a special welcome gifts for our luxury homes, the gift will include flowers, wine, cheese, chocolates.

– BATHROOMS

  • Showers/bathtubs wiped and rinsed.
  • Countertops wiped.
  • Toilets cleaned.
  • Cabinets / drawers / medicine cabinets wiped down.
  • Mirrors cleaned.
  • Sinks, faucets, and fixtures wiped.
  • Baseboards dusted.
  • Floors mopped.
  • Towels neatly hung or folded.
  • Cabinet exteriors cleaned.
  • Trash emptied.
  • Lights turned off when completed.

– KITCHEN

  • Faucets, sinks, and fixtures wiped.
  • Under sink organized and wiped down.
  • Cabinet exteriors wiped.
  • Countertops and backsplash wiped.
  • All kitchen appliances interior and exterior wiped.
  • Floors mopped and vacuumed.
  • Drawers / cabinets interiors wiped down.
  • Furniture and visible surfaces wiped and dusted.
  • Baseboards dusted.
  • Trash emptied.
  • Lights turned off when completed.

– BEDROOMS

  • Beds made and pillows staged.
  • Furniture and accents arranged and staged.
  • Clothes folded.
  • Floors vacuumed and mopped.
  • Furniture and visible surfaces wiped and dusted.
  • Baseboards dusted.
  • Trash emptied.
  • Drawers / cabinets interiors wiped down.
  • Lights turned off when completed.

– OTHER LIVING AREAS

  • Furniture and visible surfaces wiped and dusted.
  • Interior windows cleaned (within standing reach).
  • Floors mopped and vacuumed.
  • Baseboards dusted.
  • Reachable vents dusted.
  • Trash emptied.
  • Under beds furnishings.

– OTHERS SERVICES PROVIDED

  • Laundry.
  • Kitchen Appliances.
  • Dishes Washed.
  • Interior Windows.
  • Kitchen Cabinet Drawers.
  • Outdoor Appliances wiped.
  • Outdoor Areas arranged/staged.

– KITCHEN, BATH & LAUNDRY RESTOCKING

Kitchen

  • Paper towels (2 per rental period).
  • New kitchen sponge (1 per rental period). .
  • Garbage bag in each trash can.
  • Hand soap (1 liquid bottle).
  • Dishwashing soap (1 liquid bottle).
  • Dishwashing machine.

Bathrooms

  • Shampoo (1 per bathroom with shower/bath).
  • Conditioner (1 per bathroom with shower/bath).
  • Body Wash or Bar of Soap (1 per bathroom).
  • Toilet paper (2 rolls per bathroom per rental period).

 

Laundry

  • Laundry pods (1 per reservation day).
  • Liquid bleach (1 bottle).

1.1) ADDITIONAL OPTIONAL SERVICES

BNR Concierge can provide this services but they must be contracted separately:

  • Cleaning outside of windows.
  • Cleaning of mold.
  • Carpet cleaning.
  • Steam cleaning.
  • Vacuuming the ceiling, windows, or any other surface that is difficult to reach.
  • Deep stain removal.
  • Lifting heavy items such as furniture, or anything over twenty (20) pounds.
  • Landscaping or yard-work.
  • Extermination.

2) ONLINE LISTINGS:

BNR Concierge will list your properties on multiple online platforms. In order to do so we will include your listings on our company profile and take over the management. To be able to perform this, we must migrate your listing to our dynamic operation system.   

3) CONTRACT PERIOD (90 DAYS or 180 DAYS)

Our sign up fee is an upfront fee that join us together in a partnership. This fee covers any up front costs the home may need such as initial cleaning and household supplies. It also covers professional photography, light maintenance, and general furniture positioning.

Our terms are in effect for a minimum of 90 days and maximum of 180 day, and after this minimum period either party can cancel this contract without penalty, as long as no future bookings are in effect that result in a cancellation.

3.1) CANCELLATION FEE

To prevent this cancellation when it’s already booked BNR Concierge charges two thousand and four hundred ($2.400,00) dollars. This amount of money is based on the expenses of the guests, who paid flights, rental cars, and booked a room with us.

3.2) EXEMPTION OF CANCELLATION FEE

The cancellation fee is only exempt in extreme cases such as:

  • Unexpected death, serious illness, or significant injury of the owner of the property or a family member
  • Natural disasters or severe weather incidents impacting the property location
  • Severe property damage or maintenance issues that directly impact the ability to host safely
  • Government-mandated

Send the documents and evidences to BNR Concierge and we will verify. Please notice that we also have to send those documents and evidences to the online listing platforms and they will also certify.

3.3) PROPERTY AVAILABILITY

BNR Concierge works whenever the house is available. However, if you want to use the property personally, we will block off the calendar in advance. This way your friends and family can still use your property anytime without any problem.

3.4) HOMEOWNER PAYMENTS

Homeowners get paid once a month. We will send you your statements and transfer your payments into your bank account or paypal account. You choose which one is more convenient for you.

4) INITIAL CLEANING

The initial cleaning is scheduled before the guest arrival. We won’t provide the cleaning until the reservation has been confirmed and check-in date is set.

After the cleaning is completed, BNR Concierge will receive the cleaning fee from the guest, since it is part of the booking reservation.

The price of the initial cleaning depends of the size of the property, BNR Concierge charges approximately fifty ($50) dollars per five hundred square feet (500² ft), but the price could be higher based on the type of furniture in the property and the level of cleaning that must be done.

This initial cleaning is not designed for post-construction or excessive dirt, this initial cleaning is based on a traditional rental cleaning.

The initial cleaning is a service that can be avoided, but in order to do so, an agent from BNR Concierge must check the property to verify the necessity of this initial service.

5) HOUSEHOLD SUPPLIES

BNR Concierge would need a small cabinet or storage area to safely store all the items needed to hold replenishing items for each reservation. In case the property does not have a small storage, BNR Concierge can hold your products for a fee of fifteen ($15) dollars per month.

The supplies that BNR Concierge will restock are:

  • Key-less lockbox battery (1 or 2)
  • Laundry Pods (1 pack with 120 pods)
  • Paper Towels (2 pack with 24 rolls)
  • Toilet Paper (1 pack with 24 rolls)
  • Sponge (kitchen) (1 pack with 21 count)
  • Dishwasher Pod (1 pack with 110 count)
  • Shampoo (1 bottle per bathroom / 1 placed in storage)
  • Conditioner (1 bottle per bathroom / 1 placed in storage)
  • Body Wash (1 per bathroom / 1 placed in storage)
  • Hand Soap (1 per kitchen and 1 per bathroom / 1 of each placed in storage)
  • Garbage Bags (1 box with 200 count)

6) HOME FURNITURE

BNR Concierge won’t provide furniture to your house. The house must be fully furnished in order to start the vacation rental program. It must contain:

  • Key-less lockbox Wifi
  • Couch(es)
  • Bed(s)
  • Dining And Living Room Table(s)
  • Chairs
  • Appliances
  • Eating Utensils
  • Towels
  • Bedding
  • Tv (cable Is Recommended)
  • Internet Wifi

We can assist you if your property is not fully furnished.  We can be contracted to purchase, place, and organize furnishings at your location.

7) GUESTS WELCOME-BOOK

BNR Concierge will provide a welcome-book for the guests. This book will explains every detail of the home and surrounding area such as wifi passwords, door codes, and local restaurants. It will also explain contact for emergency situations such as a plumbing issue.  For example, the book will indicate where the valves are to shut off water until a professional is contacted.
